X-Zone Electronics Retail/Entertainment Complex: Pusan, South Korea
X-Zone is a 30-story electronics specialty complex located in the commercial business district of Pusan adjacent to the Seo Myon subway station.  X- Zone will be an electronics distribution center for corporations and individuals and will provide a variety of entertainment and showcasing venues for electronic retailers. The massing of the building consists of a 20-story tower on top of a 10-story podium base totaling over 1.8 million square feet. The podium base is designed to accommodate electronics retail ,display, theaters, virtual simulations and rides, and dining. These programmatic elements are organized around a central atrium extending the full height of the podium; designed to be a   catalyst for attracting and dispersing people throughout the levels of electronics retail and entertainment.   The tower provides 350,000 square feet of office space with a sky-lounge located on the top floor.

Dae Wang International Headquarters: Seoul, South Korea
Dae Wang International Headquarters is located on a narrow  90 foot wide site in downtown Seoul across from south Seoul Moon Park. This 35-story, 870,000 square foot office tower with views to the surrounding hills will serve as  headquarters for various banking, legal and financial institutions. A mechanical carousel parking system for 200 cars will supplement below and above grade parking.

Jong-Ro Savoy Development: Seoul, South Korea

The Jong Ro Savoy Development is a mixed-use 13-story tower on a very prominent street in the Jong Ro area of Seoul.  The limited program of only 30,000 square feet due to the small size of the site, provides  for  retail, restaurants, cafes and educational facilities focuses on the intended user group of young adults. Who are drawn to this popular pedestrian area of Seoul.

Dong Seoh Securities Headquarters: Seoul, South Korea

Located on a major street corner in Seoul, this  24-story high-rise will serve  as headquarters for various financial and banking institutions. On a site area of 18,000 square feet, the program comprises 183,000 square feet of office, exhibit space, conference center, banking facilities and an executive sky-lounge with below grade parking accessed by mechanical lifts.

Manufacturer's Trust Building: Los Angeles, CA

Manufacturer's Bank is located on Wilshire Boulevard in Beverly Hills, on an odd-shaped site. The 14-story structure provides 250,000 square feet of  space for offices, parking, and commercial use.  The commercial facilities, with various shops and restaurants, are located on the ground floor.  Parking is located on one basement floor and floors 2 through 6 to reduce costs while raising the seven office floors to a more desirable elevation. The section, plan, and structure of the building are as economical as possible.  The enclosure, a variation of the membrane type, tests the potential of undulating curved surfaces.

One Park Plaza: Los Angeles, CA

One Park Plaza is 900,000 square foot office tower located in the mid-Wilshire Boulevard business-commercial area.  The building consists of a 22-story tower and a four story loft structure, with garage levels below. The roof of the lower portion is a landscaped court, with fountains and greenery to enhance the view from above and encourage public use of the open space.  The loft interior space, unobstructed by vertical circulation elements, maximizes the opportunity for flexible office design.  The corner offices are expressed and utilize a double cantilever  to indicate the non modular  aspect of the corner and allow for a 270-degree view.  The loft structure, having four levels of parking below street level, is founded on spread footings.  The tower superstructure is a structural steel ductile moment-resisting frame.

Century Bank Plaza: Los Angeles, CA

At 6420 Wilshire Boulevard this 20-story, 220,000 square foot office building is one of a series of low-cost buildings where the aesthetic of membrane enclosure and the irregular form in this case is the result of specific site conditions and building phasing also resulting in an 87% floor-plate efficiency.  The ground floor commercial area is split in two levels, with a restaurant half below grade and a bank and the main entry half a level above grade.

Bank Bumi Daya: Jakarta, Indonesia

Design of a 34-story banking headquarters with over 550,000 square feet of professional office space for 3,000 employees.  The first three floors  contain the bank's main branch.  The upper floors contain corporate offices, two restaurants, observation rooms and multiple tenant lease space.  Lower floors incline outward to provide larger floor space for bank functions.

Britomart Development: Aukland, New Zealand

Britomart is located on the waterfront adjacent to the international passenger ship terminal in the heart of downtown Auckland.  It incorporates a major transportation node; the city?s main bus terminal.  There is approximately 1,600,000 square feet of office space, two hotels, 600,000 square feet of retail and commercial space with parking for 3000 cars. Outdoor plazas and terraced decks overlooking the harbor serve the low-rise retail and meeting room elements and provide accessible public space connecting the elevated plazas with the street.

Provident Central Credit Union Headquarters: Redwood Shores, CA
Design of a 7-story, 165,000 square foot headquarters for Provident Central Credit Union. The facility includes a branch members' service center, employee cafeteria, health club and child care center in addition to general administrative office space.

Capitol Bank of Commerce Office Building: Sacramento, CA

Located a few blocks from the State Capitol, this 19-story, 4000,000 square foot office building combines a unique form of multiple terraces and articulations which  provides a  tremendously high number of corner offices.  Structured on a 14-foot module, the building has a central core and a 42-foot leasable depth from corridor to outside wall.  The floors reduce in size as the building steps up, creating an individual leasing potential on each floor. Below grade is parking for 950 cars.

Encino Terrace: Encino, CA

Fujita corporation occupies this 431,000 square foot office building on Ventura Boulevard in Encino.  The design caters to tenants desiring first-class office accommodations.  The six-story building is heavily landscaped and has a large plaza, which runs the full length of the site on Ventura Boulevard.  This disposition maximizes the benefits of the required footprint, open space, building height, and setback requirements. The building's ground level is mixed office, mercantile and food service functions.  The remaining  levels two through six are exclusively office space. The accepted constructed bid of the second lowest bidder was more than 25% lower than the client's original construction budget for the same specified office and enclosed parking areas.

Makki Office Building: Kuala Lampur, Malaysia

Located in Kuala Lampur this 30-story  office tower incorporates the latest in office and environmental control amenities. The plan configuration consists of two overlaid diagonally placed squares.  The rotation of the second square creates special office spaces at the center of each floor in addition to the offices located at the corners of the building.

Situated on a 15 acre site in Mission Valley area of San Diego this 11 story building with over 210,000 square feet of office space and parking for 1600 vehicles serves as a headquarters for New York Life.
